What a Hong Kong second mortgage is
How a second mortgage sits behind a first mortgage, who enquires, and why valuation, existing debt, and repayment ability decide the outcome. No approval is promised.
It is not a second bank mortgage
In Hong Kong, a second mortgage usually means the property already has a first charge, often a bank mortgage, and the owner then asks a licensed money lender about a further loan secured on the same property. The lender ranks after the first mortgagee. The existing bank mortgage is not cancelled, and no cash-out amount is promised.
China Prestige Capital lends only under the Money Lenders Ordinance, licence 1848/2025. We accept second-mortgage enquiries. Each one is assessed on valuation, existing debt, repayment ability, and documents. Until there is written confirmation, nothing on this website is an approval.
The first mortgage is paid first
If the property is sold or enforcement starts, the first mortgagee is normally paid before the second. The room for a further loan depends on value minus the outstanding first mortgage and other known charges. A thin margin, a lower valuation, or a poor repayment record can stop the enquiry.
Before you enquire, gather the address, the name of the existing mortgagee, the approximate principal outstanding, whether instalments are up to date, and any tenancy or other charge. Those facts are for assessment. This page does not publish a loan-to-value ratio that applies to every flat.
Who asks about a second mortgage
Owners sometimes need funds without selling a home or a rented flat, or a bank has declined further borrowing. The property may be owner-occupied or let. Tenure, vacancy, building age, condition, and a clean title all affect the review. Company ownership, an unfinished assignment, or an estate still in probate often has to be resolved first.
A second mortgage is secured. If repayments are not made as agreed, the lender may enforce the security, and the property may be sold. That is different from an unsecured personal loan. Put the new instalment into the household budget before you focus on the amount you hope to borrow.
What the enquiry looks at
Staff may check identity, the property address, the general purpose, and whether you can pay during the term. We do not ask for a broker fee before assessment. You have to repay your loans. Don’t pay any intermediaries. If someone promises approval and asks for money first, stop and call 3622 2934.
APR must not exceed 48%. The site example is HK$20,000 at a monthly flat rate of 0.052% for 12 months with no handling fee: monthly interest HK$10.4, total repayment HK$20,124.8, APR 1.15%. That example is not a second-mortgage quote. A larger secured loan needs its own written figures.
Use your own solicitor before you sign
The security documents set the amount, rate, repayment, default, and how the lender may enforce. They affect the home. Our staff can explain the enquiry. They cannot replace your solicitor. Appoint your own solicitor to read the documents before you sign.
If you do not want the flat charged, read the personal-loan pages instead. When you are ready, leave an enquiry with the address and the existing mortgage details, or call the hotline. Leaving details starts an assessment. It is not a contract.
