Why a second mortgage looks at valuation
How a Hong Kong property valuation affects a second-mortgage enquiry, why a valuation is not a loan promise, and how the first mortgage reduces the margin.
Valuation starts the review. It is not a sale price
When a second mortgage or owner loan uses the property as security, the lender needs a view of what the property is worth. That view may use recent sales, condition, and a professional valuation. It is not a promise to lend, and it is not a promise that the flat will later sell for the same figure.
In a falling market an older valuation may no longer hold. Age, view, floor, unauthorised building works, an unpaid land premium, or building repairs can all leave less usable value than the owner expects. Describe problems you already know about.
Take off the first mortgage first
On a flat that already has a bank mortgage, the second charge is paid only after the first. The margin has to reflect principal still owed, a possible redemption figure, and any other registered charge. An owner’s mental sum of price minus mortgage often still ignores costs, the tenancy, and vacancy.
A valuation that looks comfortable does not guarantee a ratio. The ratio, the rate, and any extra conditions are stated in writing after the individual review. This site does not publish one ratio for every property.
The address has to be real
The second-mortgage and owner-loan forms ask for the property address. It identifies the title and lets the review proceed. It is not published as a listing. Use a Hong Kong address that can be checked, not a nickname or only a building name.
If more than one person owns the flat, every owner’s position and documents may have to be dealt with. One willing owner and others who do not agree can stop the enquiry.
A tenancy changes the review
Rent can be part of the repayment story, but the lease length, whether vacant possession is available, and whether rent covers the instalment all have to be read. A lease about to end, rent far from the market, or dependence on one tenant is not the same as stable income.
An owner-occupied flat has no rent. Repayment then depends even more on other income. Do not assume that owning a flat is enough. Repayment ability is a separate test.
Do not pay a stranger for a valuation
Some callers ask you to pay a personal account so they can arrange a valuation. Refuse. If a written step from this firm really requires you to pay an independent valuer, the instruction should name the payee and the reason, and you can check it on 3622 2934 before you pay.
A valuation report is a tool. It is not an offer, and it does not stop a later decline based on documents or repayment ability.
